The Design Guidelines set basic requirements that support the aims of the Covenants. The Guidelines promote a harmonious community aesthetic and a conservation consciousness, and, more practically, a uniform review process for obtaining approval of the Architectural Review Committee.

If these Guidelines are adhered to in a specific set of plans, a harmonious community aesthetic will be captured even though individual tastes, lifestyle needs and the specific needs/traits encouraged by the Bald Head Island environment prevail in other elements of the plans. This document also strives to promote clear expectations and comprehension of the design requirements for members entering the building process, as well as greater opportunities for objectivity and consistency (therefore fairness) on the part of fellow members who have agreed to review building plans.

The Architectural Review Committee (ARC) has the crucial charge of reviewing home plans and administering the Design Guidelines, with numerous reviews handled each year for home plans, landscaping and renovation-related submittals. The 27th edition is the current Design Guidelines. Property owners with applications already in-process using the 26th edition Design Guidelines can refer to that document HERE.

2025 Section A  — West of Muscadine Wynd except for submissions regarding projects in the following BHA PUD and multi-family communities: Lighthouse Landing, Ibis Roost, Royal James Landing, Sabal Palm Cottages, The Hammocks, The Villas and Timbercreek.
2025 Section B  — East of Muscadine Wynd as well as the following BHA PUD and multi-family communities: Cape Fear Station, Flora’s Bluff/Killegray Ridge, Ibis Roost, Keeper’s Landing, Lighthouse Landing, Royal James Landing, Sabal Palm Cottages, Sumner’s Crescent, Surfman’s Walk, The Hammocks, The Villas and Timbercreek.

Choosing Paint Colors for Your Home?

In order to expedite the painting process, the ARC has prepared a book of approvable color palettes for both beach and forest homes. These palettes must be followed as presented, with some flexibility allowed for roof, color, and driveway material, as specified in each palette. Homeowners are still required to submit a full paint application. The good news? The turnaround time is usually about two weeks. If you'd prefer to use a custom palette instead, you're welcome to submit one for review. Please note that there is a $125 fee for this option, and the review process can take up to 1½ months.

To help keep our neighborhoods looking fresh and coordinated, we use the latest color palettes from Benjamin Moore, Sherwin-Williams, and Valspar. Below are a few important things to keep in mind before picking colors, ordering paint, or hiring a contractor. Please take a moment to review everything carefully.
